Mortgage Brokerage (EEC.2H)
Program Overview
The Mortgage Brokerage (EEC.2H) program is designed for individuals who wish to acquire the knowledge, skills, and professional ethics required to practice as a mortgage broker in Québec. This program is fully aligned with the requirements of the Autorité des marchés financiers (AMF), which regulates this profession and defines the mandatory curriculum.
The program emphasizes mastering legal and ethical rules, developing financial analysis skills, and learning the professional practices needed to advise a diverse clientele on both residential and commercial mortgages.
The program is offered in French and English and leads to an Attestation of College Studies (ACS) recognized by the ministère de l’Enseignement supérieur.
Program Objectives
The program aims to train competent mortgage brokers who are able to:
- Establish a professional practice that complies with current regulations and the highest ethical standards;
- Carry out mortgage brokerage transactions tailored to the client’s financial situation and objectives;
- Analyze credit files, financial ratios, and property values;
- Prepare and present mortgage financing recommendations;
- Conduct transactions rigorously and provide high-quality after-sales service;
- Understand the workings of the mortgage and real estate markets, including the specifics of commercial loans;
- Pass the AMF certification exams, including multiple-choice questions, and prepare for the mandatory 12-week probationary period after successfully passing the exams.

The program consists of four main courses totaling 285 hours:

- Practice of Needs Analysis and Financing Options
- Preparation and Presentation of Client Files
These courses cover all competencies prescribed by the AMF curriculum and required to register for the certification exams.
Duration and Schedule
The total program duration is 285 hours, delivered over a single full-time semester or on a varied part-time schedule. Courses are offered online and in person at the Collège Royal du Québec campus, with schedules adapted to adult learners (daytime, evening, or weekends).
Admission Requirements
To be eligible for the program, applicants must meet the general admission requirements set out in Article 4 of the College Education Regulations and the following specific conditions:
Art. 4 A person who has received instruction considered sufficient by the college and meets any of the following conditions may be admitted to a program of studies leading to an Attestation of College Studies:
(1) the person has interrupted his or her full-time studies or pursued full-time postsecondary studies for at least 2 consecutive terms or 1 school year;
(2) the person is covered by an agreement entered into between the college and an employer or by a government program of studies;
(3) the person has interrupted his or her full-time studies for one term and pursued full-time postsecondary studies for one term; or
(4) the person holds a Secondary School Vocational Diploma.
A person who has a Secondary School Diploma and meets either of the following conditions may be admitted to a program of studies leading to an Attestation of College Studies:
(1) the program of studies enables the person to pursue technical studies in a field for which there is no program of studies leading to a Diploma of College Studies; or
(2) the program of studies is covered by an agreement on training entered into between the Minister and a department or body of the Gouvernement du Québec.

The program is designed to gradually develop all key competencies:
- Mastery of legal and ethical foundations of mortgage brokerage;
- In-depth understanding of residential and commercial financing mechanisms;
- Acquisition of financial and real estate analysis techniques;
- Development of advisory, negotiation, and professional communication skills;
- Intensive preparation for AMF certification exams.
Case studies and simulations complement the theoretical learning to ensure optimal integration of skills.
Career Opportunities
The Mortgage Brokerage ACS prepares graduates to practice as mortgage brokers under the supervision of the AMF. Completing the ACS allows graduates to sit for the AMF certification exams and begin the mandatory 12-week probationary period.

Courses are offered online and in person at the Collège Royal du Québec campus, located near Sherbrooke metro station in Montreal. Students benefit from a collaborative learning environment, modern facilities, digital resources, and personalized support.
Diploma and Certificates of Excellence
Graduates who complete the program and achieve a minimum average of 60% receive an Attestation of College Studies (ACS) issued by the Collège Royal du Québec and recognized by the ministère de l’Enseignement supérieur.
To recognize sustained effort and exceptional performance, Collège Royal du Québec awards certificates of excellence to students who achieve outstanding academic results upon graduation. These honorary distinctions are granted according to a recognition scale inspired by university standards, including the mentions Cum Laude (with Honours), Magna Cum Laude (with Great Distinction), and Summa Cum Laude (with Highest Distinction). These mentions are awarded based on the final grade point average. In addition to highlighting individual merit, these certificates are considered a valuable professional asset by employers and industry partners.
All students successfully admitted to AEC programs delivered in English must demonstrate a minimum level of French language proficiency to be granted final AEC certification in their program.
